When purchasing a home, you are faced with a multitude of decisions! The primary one is whether you are actually prepared to purchase a home. Locating the perfect home is not always an easy task, and obtaining a mortgage loan can be a complex process. Although, once you have determined that you are ready to move forward towards your home-purchasing goal, the rewards are unquestionable.

While at your side each step of the way, I will make the process of purchasing a home easier, more enjoyable, less time-consuming, and less expensive than if you undertook this challenge on your own.  Working with a Realtor when purchasing is of course no cost to you as the buyer! 

I will help you prepare so that sellers perceive you as a preferred buyer, help you locate and assess properties for sale that match your specifications, and help you through countless details of the actual purchase & closing.

Buying Process

1 - Call Frank

Call or message me and get together to go over a few basics on what your goals are and to help point you in the right direction from day one so you hit the ground running.  Buyers don't pay any fees to have a Realtor represent them so its all benefit and no cost!

2 - Financing

Speak with a mortgage professional or bank and get a pre-approval so you know what price points you need to stay within.

3 - Shopping

Search for properties and go shopping...the fun part! I facilitate and organize auto searches for you, look into specific property details you require, and organize showing times and access for us when we find the right ones.

4 - Write an Offer

Write and negotiate an offer with your specific needs, wants & conditions when you have found the one!

5 - Due Dilligence

Once an offer is accepted, its time for finalizing your financing on the specific property, home inspections, reviewing strata docs, title searches, disclosures, and city docs plus confirm any other specifics you may need. I help with all of this of course to make sure everything is as it should be and there are no surprises down the road.

6 - Closing

Closing on the sale using a notary or lawyer who will take care of the registration and transfer of the property into your name. Myself and the office team help with this too and make sure they have all the appropriate documentation & contracts needed. 

7 - Get Keys & Move in!

Get the Keys to your new Home! You are either moving in or starting some renos... or both :)  Either way Congrats!
